Commercial Lighting

Lighting is usually the largest single electrical load in a commercial building and the easiest one to reduce. We handle retrofits, new installations, and the emergency lighting your inspections depend on.

What we install and upgrade

Commercial lighting covers a wide range of buildings, and the right fixture for a warehouse aisle is wrong for a retail floor. We work across all of them.

  • High-bay and low-bay warehouse lighting
  • Parking lot and site pole lighting
  • Retail, office, and hospitality interior lighting
  • Exterior building, wall pack, and security lighting
  • Emergency lighting and illuminated exit signage
  • Occupancy sensors, daylight harvesting, and lighting controls
  • Full LED retrofits of existing fluorescent and HID systems

LED retrofits and what they actually change

Most commercial buildings in this area still run some fluorescent or metal halide lighting. Replacing it with LED reduces consumption substantially, but the energy saving is often not the biggest benefit.

Maintenance usually is. Relamping a high-bay fixture at thirty feet means a lift, a technician, and disruption. Cutting that cycle from annual to rare changes the operating cost more than the meter does.

What we assess before recommending a retrofit

  • Current fixture count, type, wattage, and hours of operation
  • Measured light levels against what the space actually needs
  • Fixture height and access requirements for future maintenance
  • Whether controls will add more saving than the lamps alone
  • Existing circuits and panel capacity
  • Rebate eligibility, which can change the payback significantly

Do not skip the light-level survey

Retrofits that swap fixtures one-for-one on wattage alone often end up over- or under-lit. LED distributes light differently. Measuring first is what keeps a warehouse aisle usable and a retail floor looking right.

Emergency and exit lighting

Emergency lighting and exit signage are life-safety systems, and they are checked during inspections. They are also the most commonly neglected equipment in a commercial building, because they only matter on the day they are needed.

We install, test, and repair these systems, including battery replacement and the periodic testing that documentation requires.

  • Emergency egress lighting installation and replacement
  • Illuminated and photoluminescent exit signage
  • Battery backup replacement and load testing
  • Periodic testing with documentation for your records
  • Correcting deficiencies flagged at inspection

How a commercial lighting project runs

  1. 1

    Site survey

We count and catalogue existing fixtures, measure light levels, and check panel capacity. For multi-site portfolios we survey each location and report consistently.

  2. 2

    Proposal with rebate check

You get fixture recommendations, projected consumption, and confirmed rebate eligibility before committing, rather than an estimate that changes later.

  3. 3

    Scheduled installation

We work around your hours. For retail and hospitality that usually means nights. For warehouses it often means zone by zone during operations.

  4. 4

    Commissioning and handover

Controls are programmed, levels verified against the design, and documentation handed over for your maintenance records and any rebate claim.

Controls, where the rest of the saving is

Efficient fixtures running in empty rooms still waste power. Controls are usually the cheaper half of a lighting project and often deliver a larger proportional saving than the fixtures themselves.

  • Occupancy and vacancy sensing in intermittently used areas
  • Daylight harvesting where there is glazing or skylights
  • Time scheduling matched to real operating hours
  • Zoning, so unused areas are not lit for one person
  • Dimming in spaces with variable requirements
  • Exterior photocell and astronomical time clock control

Mass Save and commercial incentives

Commercial lighting is one of the most consistently supported categories under Mass Save. Incentives vary by equipment, building type, and program year, so we confirm what applies to your project rather than quoting a figure that may be out of date.

As a Mass Save partner we handle the application paperwork. Programs generally require permits pulled and inspections passed before funds are released.

Questions

Frequently asked questions

Can you work outside our business hours?
+
Yes, and for most retail, office, and hospitality sites that is how we schedule it. Warehouse work is often done zone by zone during operating hours instead. We agree the approach before booking.
Is an LED retrofit worth it if our fluorescents still work?
+
Often yes, but the reason is usually maintenance rather than energy alone. Relamping high fixtures needs a lift and a technician. Cutting that cycle typically moves the operating cost more than the metered saving does.
Will new LEDs be too bright or too dim?
+
Only if nobody measured first. LED distributes light differently from fluorescent and HID, so a one-for-one wattage swap frequently misses. We survey existing light levels and design to what the space needs.
Do you handle the Mass Save application?
+
Yes. We are a Mass Save partner and confirm eligibility before you commit, then handle the paperwork. Incentives generally require the permit pulled and the inspection passed before funds are released.
Can you service emergency and exit lighting?
+
Yes, including installation, battery replacement, load testing, and the periodic testing documentation requires. We also correct deficiencies flagged during an inspection.
Do you cover multiple sites?
+
Yes. For portfolios we survey each location, report in a consistent format, and can phase the work so it does not all hit one budget period.
